This is Klay. A secluded collection of 1 & 3-bedroom homes nestled within Wandsworth Town. Here, behind a façade of tonal bricks, find a calming refuge within the city.
With carbon-neutral kitchens, renewable cork flooring, a living green roof and completely gas-free heating, each apartment is firmly rooted to the earth. This is modern warehouse living with warmth.

A secluded corner of Wandsworth Town
Hidden from view, behind a private landscaped courtyard and the steeple of a 17th century church, sits Klay. Here, you're only a stroll away from bustling cafes, riverside pubs and picturesque parks. When the rest of London beckons, the station is a 10-minute walk away, too.

Paying homage to clay
In collaboration with the architects at GPAD and the designers at Scenesmith, we’ve pulled together an organic colour palette inspired by clay, from the tawny brick façade and rich brown window frames through to the terracotta textures within the apartment interiors.

Spend time in nature
Landscaped by award-winning designers GRDN, the communal courtyard at Klay will feature sapling trees, evergreen shrubs and space to sit and spend time in nature.
As well as this, each apartment includes at least two private terraces with space to nurture your own plant life and watch the world go by.

A biodiverse home
You won’t be the only species calling Klay home. The green sedum roof will attract pollinators, butterflies and birds (and that’s just one of its benefits).

The greenest way to travel
Whether you’re cycling home from the office or heading back from Richmond Park on a Sunday, rest assured there’s a secure space for your bicycle at Klay. Located within the private landscaped courtyard, each apartment will be allocated at least one spot.

An ode to the humble brick
Almost two thirds of all people live inside buildings made of clay. And this project is a celebration of the abundant material. Far from simply providing shelter, bricks are home. The place we come back to, where we unwind.
In collaboration with Scenesmith, we've crafted texturally rich, loft-style spaces, where soft cream cabinetry meets the tonal flecks of cork and woven porcelain ceramics. The grounding effect of these tactile finishes, we hope imbues each home with a sense of serenity, where slow living has been our muse.

Carbon neutral kitchens
Not only do the cabinet makers at Leicht show an undeniable reverence for their craft, they're also a carbon neutral manufacturer.
We've paired their soft matte, cream cabinetry with a smooth, flecked Silestone worktop. Composed of a blend of quartz, premium minerals and recycled glass, this high-performance surface is made using renewable energy and recycled water. A sustainable kitchen that's anchored to earth.
Filtered hot taps mean you'll have instant access to steaming water, using 50% less energy than a kettle. And the applicances are fully integrated, from your oven and induction hob, to your fridge freezer and dishwasher, all made by Bosch.

Room to breathe
The height of a room has a noticeable effect on the way the space feels. At Klay, we've left the concrete exposed overhead, creating lofty 2.8m ceiling heights with the penthouses reaching 3.5m.
To add to this sense of space, we've placed oversized doors throughout, creating tall and airy spaces with ambient, natural light.

Renewable cork flooring
It’s an unfortunate fact that laying wooden floors means that a number of trees have been cut down. But that’s not the case with cork. This sustainable product is hand-harvested from the outer bark of the cork oak tree, which then grows a new layer each time. And each tree can live for up to 250 years.
Cork forests are some of the most biodiverse and ecologically rich places on the planet, absorbing carbon and defending against desertification. We’ve also chosen to avoid using glue, which means the floor can be taken apart without damaging the boards and reused elsewhere

Serene bathrooms
Stepping into each bathroom, you’ll find smooth terracotta tiles by Solus, warm underfoot thanks to zoned underfloor heating. Reaching up the walls, wabi-sabi-inspired porecelain ceramics add a woven texture, alongside rainfall showers with arched screens.
Behind each sink and softly illuminated by an Artemide globe light, a niched shelf provides the ideal platform to showcase your favourite skincare and perfume. (And the under-sink drawers are there for everything else.)
We’ve sourced our terrazzo for our penthouse bathrooms from the motherland itself - Verona, Italy. It’s a truly sustainable product, made using quarry waste from the natural stone industry.

Completely gas-free
Each apartment is heated entirely using an air source heat pump (ASHP). This fully electric system works by leveraging the temperature difference between the air inside and outside your home. You can think of it like a refrigerator in reverse. ASHPs are 3 to 4 times more efficient than typical gas and electric boilers – it’s no surprise that they’re known as the low-carbon future of home heating.
We’ve paired our heat pump system with zoned underfloor heating. And when used together, underfloor heating is up to 40% more efficient than radiators. This is due to its larger surface area which heats your space at a lower temperature.

Low-energy lighting scheme
Rather than place spotlights sporadically across the ceilings, we’ve designed a low-energy lighting scheme with directional and focused lights, exactly where you need them.
Prepare a meal under matte-black track lighting and undercounter lights in the kitchen, before eating under the warm glow of a braided cable globe over the dining table. And finally, relax with a book by your bedside wall lights.

It all starts with coffee
Klay is surrounded by a host of bean connoisseurs. Less than 3 minutes’ walk away, the meticulous baristas at Story Coffee treat each latte like a canvas. And since opening their doors this February, Hopper has quickly become a Wandsworth Town staple, like the well-loved Gail’s on Old York Road.
Stop by Kat Coffee Co on the way to the river, or Another Brother overlooking Wandsworth Park. We can’t decide who makes the best cortado, so you’ll have to see for yourself.
Lighter bites
When lunchtime comes around, a wander along Old York Road leads to falafel and flatbread at Megan’s. Or a flaky, freshly baked empanada from Chango, the best this side of Buenos Aires. Don’t skip the Alfajores – a melt-in-the-mouth biscuit sandwich filled with Dulce de Leche.
On Saturdays, the market at Ram Quarter brings award-winning and ethically farmed pork belly brioche baps. Plus, an Argentinian BBQ with lashings of authentic Chimichurri.
Laid back dining
Thanks to a delicate tasting menu filled with seasonal produce, there’s nothing ordinary about London Stock, a 3-minute walk from Klay. It’s no surprise this restaurant is featured on the Michelin Guide, showcasing relaxed fine dining at its best.
Head next door for a creamy panang curry at Mai Thai Deli. Or take a leisurely stroll to Hatched, a cosy eatery with an inventive menu, teeming with flavours of the world.
Something to wash it all down
There are almost thirty pubs within a mile of Klay, on the southern side of the river alone. Whether it’s an intimate booth, a leafy beer garden or a riverside view that you’re after, you won’t be searching for long.
Located a few moments away, within London’s oldest independent brewery, Sambrook’s is a taproom for the ale lovers. Take a heritage tour, become a brewer for the day, or simply grab a pint of Wandle.
Clapham’s Northcote Road
Clapham’s historic Northcote Road is a 13-minute bus away, offering an extensive list of independent eateries, pubs and bars. Head to the checkerboard floors of Pintus for pasta and parmigiana, Kibou for sushi and sake, or The Bolingbroke for beer battered fish and chips.
When the sun goes down, grab a cocktail at Northcote Records or choose a glass of one of Vagabond’s many wines. And tucked away, just off the main road, find a charming traditional pub - The Eagle Ale House.
Putney Riverside
After hopping on a quick bus heading straight to the pier, reach Putney Riverside - home to a number of pubs, bars and restaurants with views over the Thames, like local favourites Coppa Club and The Boathouse.
The Bricklayer’s Arms is the spot for craft beers, but if it’s a Sunday afternoon, don’t miss the famous roast at The Duke’s Head.
Planting city feet on softer ground
It’s easy to reconnect with nature here. Whether it’s a wander through the ornamental gardens of King George Park, or a jog along the river’s edge, under Wandsworth Park’s leafy avenue of London plane trees. Spending time outside really does make things better on the inside.
There are plenty more green spaces to visit, from Clapham Common and Battersea Park, to Putney Heath and Richmond Park. An array of places offering tennis courts, lakes, wild deer and fresh air.
Treat yourself
There’s something to be said about surrounding ourselves with a considered collection of things that make us happy. Objects, items and articles that simply make each day better.
Find a record that makes your heart sing at Soul Brother, a vibrant vinyl shop nearby. Head to Old York Road to find flowers, charcuterie and wine. Or take the bus to Clapham’s Northcote Road and fill a Saturday afternoon with the scents of Aesop and the eclectic antiques market. Plus, the newly renovated Battersea Power Station is home to the likes of Ace & Tate, Le Labo, Reformation and The Kooples.
Curated inspiration
Less than a 10-minute walk from Klay, the Kristin Hjellegjerde Gallery offers a quiet place for contemplation and admiration of multicultural talent. Offering a dynamic, inclusive platform, the space exhibits a roster of innovative artists, both emerging and established.
Battersea Arts Centre, a 15-minute bus journey away, brings together communities, artists and audiences to spark positive change. They host events almost daily, with dance performances, open mic nights, craft drop ins and theatre productions.
Wellness & relaxation
Seek balance between mind and body within the airy studio at More Yoga, moments from Klay. And for group training with a community-feel, try Gymnasium. It’s the only certified B-Corp gym in the UK and recently appeared in Men’s Health magazine as one of the world’s best gyms.
Connect to your body in a very different way at Barnes & Bray – a hair salon on Old York Road that sends absolutely zero salon waste to landfill. They’ve partnered with the Green Salon Collective, meaning even your hair is recycled, helping to clean oil spills, create compost, wigs and more.
Your evening entertainment
As the sun sets, pubs aren’t the only evening activity around Klay. Strike offers tenpin bowling, smart darts, electric shuffleboard and London’s first ever duckpin bowling lanes. Next door, Boom Battle Bar adds to the list, with axe throwing, pool, crazy golf and ping pong. There’s also Backyard Cinema around the corner, bringing a new way to enjoy film.









Connected to the city
From Wandsworth Town station, trains speed to the Victoria Line at Vauxhall in just 8 minutes, and directly to Waterloo in 14. This means journeys into the city are a breeze, reaching Oxford Circus in 20 minutes and both Bank and London Bridge in less than half an hour.
There’s a steady flow of buses heading in all directions along the High Street and Armoury Way. And on Ram Street, a few minutes’ walk from Klay, a row of Santander cycles is waiting.
The scenic route
Being so close to the Thames means there’s another way to commute; tap in and catch a Thames Clipper from Wandsworth Riverside Quarter Pier. If there’s one way to take the scenic route in London, this is it, with boats reaching Chelsea Harbour in 13 minutes, Battersea Power Station Pier in 26 minutes and Embankment in 40.
Heading further afield
Wandsworth Town Station is one short stop from Clapham Junction and from here, there are regular 24-minute trains to Gatwick Airport. Clapham Junction is also a major hub for south-west services to the coast, with Brighton just 47 minutes away.
Studying in London
Klay sits comfortably within the catchment area for Ashcroft Technology Academy, a secondary school rated outstanding by Ofsted during its past three inspections. West Hill and St Joseph’s are both good options for nursery and primary-aged children. Not forgetting The Roche School, an independent awarded a prestigious place on The Good Schools Guide.
For those in further education, it takes less than 45 minutes to reach six of London’s top ten universities. This includes Imperial College London, University College London (UCL), King’s College and The London School of Economics and Political Science (LSE).
